Loan Application Checklist
Whether you are purchasing a property or refinancing your current mortgage, Troy Bank and Trust is equipped to meet your needs. We're committed to making the home-buying process fast, convenient and stress-free for you. You will be working with the friendly people of our mortgage department throughout the entire process-from the beginning right through to closing.
Please provide the requested items as soon as possible to avoid delays in the closing of your loan.
PERSONAL AND EMPLOYMENT INFORMATION
¨ SIGNED copies of Federal Tax Returns and ALL attached schedules for previous years. Please sign page two of each tax year.
¨ Two consecutive pay stubs for most recent earnings period. Must show year-to-date earnings, name and adrress of employer.
¨ W-2 forms for the most recent two years
¨ Alimony/child support income, if applicable
o copy of divorce decree, financial stipulation
o proof of income for three consecutive months
¨ Social Security and pension award letters
¨ Copies of Driver’s License and Social Security Card
¨ If you are not a U. S. citizen, a copy of the front and back of your green card.
ASSETS INFORMATION
¨ Two most recent month’s statements on each bank, mutual fund, and/or investment account; please provide all pages.
¨ Verification of any liquid assets, such as stocks, bonds, mutual funds, IRAs, 401k plans, etc., with copies of two most recent statements. All pages.
¨ If you have recently made any large deposits to your accounts, please provide documentation for the source of the deposits.
¨ Information on any other real estate being sold, such as a copy of sales agreement
¨ Information on property to be retained (i.e., rental property), such as taxes, insurance and/or condo fees; include proof of rental income (i.e., tax returns)
PROPERTY BEING PURCHASED OR REFINANCED
¨ For refinances, copy of most recent mortgage statement(s)
¨ Sales contract (applicable to purchase transactions only)
¨ Copy of existing deed, if available
¨ Copy of survey, if available
¨ Real estate tax bill, if available
¨ Copy of homeowners insurance bill (applicable to refinance transactions only)
¨ Name and address of existing mortgage lender (applicable to refinance transactions only)
¨ Name and telephone number of insurance agent
CREDIT AND LIABILITY INFORMATION
¨ Name and account numbers of creditors along with current balance and monthly payments of all outstanding loans (including credit cards)
¨ Copies of statements of any debt which you are planning to pay off
¨ Written credit explanation of any current or previous credit problems.
¨ Information on any loans you have co-signed, or other obligations
¨ Divorce decree and stipulations to verify debt obligations (if applicable)
¨ Bankruptcy discharge and schedule of debts (if applicable)
OTHER INFORMATION
¨ If the property is a condominium, please have a set of the “condominium documents,” name and telephone number of management company and any other pertinent information
¨ A construction loan requires one complete set of plans, specifications, a list of building materials and builder pre-approval
